The emerging Masterplan proposes:

• A community hub at the heart of the site

• A network of public open spaces, including play spaces

• A mixture of circa. 1,300 homes across the whole Masterplan area

• Distinct character areas across the site that underpin the design and are inspired by the appearance and heritage of the local area

• Tree lined streets and green corridors

• Typically low to mid rise, with low rise closest to existing homes, and landmark buildings of up to eight storeys at the Southern gateways to the site from the A12

• Creating a pedestrian and cycle friendly neighbourhood with improved connections to the wider area

• Strong emphasis on sustainability, from community gardening to use of renewable technologies

• Promotion of public transport and active travel with improvements to the highways network where necessary

• On plot parking for all houses. Car clubs and a lower parking ratio for flats
